<p>The building’s exterior is by Christian DePortzamparc, the Pritzker Price winning “architect urbanist,” whose designs include 400 Park South and numerous residential, commercial, concert halls and more all over the world lent his creative vision to the building’s vertical pattern of two different kinds of glass that create an “energetic cascade” and simulate a random “Klimt-like” pattern that shifts/changes with the day and evening light.  </p>
<p>Thomas Juul-Hansen is the Danish architect selected for One 57’s interiors.  Juul-Hansen is known for using “sumptuous natural materials” to design large-scale spaces.  His interiors include One York and One Madison Park and he spared no creative expense with One 57.  The rooms are large-scale, the windows, floor-to-ceiling and the floors are either rift sawn white oak or herringbone rosewood.  </p>
<p>One to six bedroom homes, ranging in size from over 1,000 square feet to nearly 14,000 square feet, all contain custom details/finishings such as oversized entry doors, custom hardwares, cabinets and vanities and  motorized window shades.  The latest in security is standard with video intercom and 24-hour doorman and concierge.  Fireplaces are in some, with the penthouse unit having four.</p>
<p>The gourmet kitchens are either open or contained and have Smallbone of Devizes cabinetry, stone and granite countertops and appliances by Miele and Subzero.  Mila stainless steel undermount sinks with Dornbracht faucets and special additions in some units include warming drawers, pull-out pantries and integrated kitchen island stools.  </p>
<p>Master baths have custom wood vanities with Nero Voda marble tops, Duravit undermount sinks and polished Italian Covelano Silvergold marble slab floors, Zuma or Custom Waterworks soaking tubs and radiant heat flooring.  Select units have steam showers with benches, Dornbracht rain showers with body spray and wet rooms with glass enclosed tub, bench and steam showers and Duravit bidets.  Some units have Junior Master Baths, secondary baths and powder rooms, all with marble, radiant heat flooring and custom finishings and fixtures.</p>

<p>Residents enjoy a state-of-the-art fitness center and Yoga Studio. <p><strong>PART TWO OF A SERIES</strong></p>
<p>Last week, I wrote about Gary Keller of Keller Williams Realty.  This week’s spotlight is on Mike Ferry of the<a href=" http://www.mikeferry.com/main/"> Mike Ferry Organization</a>.  I’m a big fan of coaching &#8212; I think it not only helps one reach goals, it’s one of the best ways to hold yourself accountable for reaching them.  When you have to talk to someone each week or once or twice a month, it’s amazing what a difference it can make.  </p>
<p>Mike Ferry is one of my closest mentors and advisors.  I’ve been a “student” of the organization for over five years and he and his stellar team have helped me achieve milestones I never thought possible.  In my opinion, Mike Ferry is the best in the business for real estate coaching.  I’ve attended numerous seminars and his common-sense strategies and solid advice is motivating, memorable and marketable.  The lessons I’ve learned and the “aha” moments have been plentiful.  </p>
<p>Ferry has always believed real estate brokers are one of the key players in helping the economy during tough times and for keeping our country’s economy rocking.  He’s right, but he’s knows also what it takes for a realtor to survive those lean times.  I attended one of his seminars in late 2009.  In a nutshell, he gave these simple rules for survival:</p>
<p>•	Set a realistic price &#8212; no more overpricing<br />
•	Only work with motivated sellers (not those who are just playing with the idea of selling to see how much they can get right now)<br />
•	Buy a rental property or convince your buyers to do so to take advantage of a lower interest rate in times of recession.</p>
<p>Ferry mentors hundreds of agents and one of his best tips is for agents to TALK to people and he says the “best of the best” make this a number one priority of talking to at least 25 people a day.  He still believes, despite all the social media we have at our fingertips, face-to-face, human interaction still reigns supreme.  I agree.</p>

<p>Mike Ferry is a 40-year veteran of sales and marketing.  He parlayed those skills into the most-recognized and one of the most successful coaching/mentoring businesses in the world.  His $50M dollar company contains a plethora of tools for real estate pros to buy/use to improve productivity and profitability.  The Ferry Organization has grown to include not only one-on-one coaching but workshops, retreats, books, cds, dvds and a host of motivating tips to fit just about any budget.</p>
<p>Considered a legend in the real estate industry, the National Board of Realtors recognizes him as one of the most influential people in the industry.  His seminars, all over the United States and Canada, draw thousands and his one-on-one sessions have changed the lives of thousands of professionals.<br />
Ferry’s organization is based on tried-and-true marketing strategies and as Ferry says, “You can’t control the real estate market.  You CAN control your career.”  </p>

The New York franchise of Keller Williams Realty, one of the nation&#8217;s largest real estate companies, will be taking over 22,000 square feet of office space formerly occupied by Tiffany &#038; Co. at 555 Madison Ave.</p>
<p>Since its official launch here in April, Keller Williams has grown to 112 agents. The new office, can accommodate nearly triple that number—300 brokers. It will boast a library and large room for training, something the Keller Williams franchise prides itself on. Keller Williams&#8217; headquarters will stay in the Trump Tower at 725 Fifth Ave., as will its executives. Brokers will move into the new office by Oct. 1, according to Ilan Bracha, chairman of Keller Williams NYC.</p>
<p>“The space is gorgeously done and has good energy,” said Mr. Bracha, who was a top-producing agent at Prudential Douglas Elliman before leaving in January to start Austin, Tex.-based Keller Williams&#8217; New York business. “It&#8217;s also in a prime location.”</p>
<p>By the end of this year, the firm expects to have 200 to 250 brokers in New York, he added. Keller Williams&#8217; five-year goal is to become one of the largest residential brokerage firms in the city, with at least 1,000 agents. It also has future plans to create a rental division; currently all its brokers are doing sales.</p>
<p>“We expect to take huge market share here,” said Mr. Bracha, noting that currently the brokerage has $150 million worth of exclusive listings. “We train sales agents on how to grow their business and build their teams.”</p>
<p>Keller Williams is known for its unique profit-sharing model, which allows brokers to eventually earn 100% of their commission. To get to that level, brokers must first earn the company $50,000. Since sale prices are so high in Manhattan, a single deal can get agents to the point where they can earn the full commission, Mr. Bracha noted. The business model, which was the subject for a case study at the Stanford Graduate School of Business, is what attracted Mr. Bracha to Keller Williams.</p>
<p>“We stick to the formula and people love it. It&#8217;s a very exciting opportunity,” he said. “Everyone here is an entrepreneur.”</p>
<p>Founded in 1983, Keller Williams has more than 80,000 real estate agents in 700 offices across the U.S. and Canada.</p>
